Le Mirabeau: an iconic tower in the heart of the Golden Square

Overview

An overview

Le Mirabeau ranks among Monaco's most recognisable towers, both for its silhouette and for its unusual history spanning luxury hotel and high-end residence. This guide covers this landmark Golden Square building, its architecture, its amenities, and what sets its property market apart.

What is Le Mirabeau?

Le Mirabeau is a 26-storey tower, rising to around 81 metres. It stands at 2 avenue des Citronniers, on the edge of the Golden Square and its addresses, close to the Casino de Monte-Carlo, avenue Princesse Grace and Larvotto.

Its position, between Monte Carlo's high society core and the seafront, ranks among its biggest draws. That dual proximity sets Le Mirabeau apart from most Golden Square buildings, which typically sit further from the coastline.

A history spanning hotel and residence

The tower was built in the early 1970s, generally dated to 1973, by the Fondimmo company, designed by the Acs, Natale and Notari architectural firm. It first housed around 200 apartments, before being converted into a four-star luxury hotel with 103 rooms.

The hotel closed its doors in December 2007. Its owners at the time, British businessmen David and Frederick Barclay, launched a three-year renovation, completed in 2010. The building reopened in its current form, with 40 high-end apartments, blending the tower's history with thoroughly contemporary amenities.

Architecture and amenities

The building pairs 1970s modernist architecture with amenities entirely updated during its conversion into a residence. That combination sets Le Mirabeau apart from many older Golden Square buildings, which tend to offer fewer facilities.

Large glazed façades

Wide glazing and façades opened generously to the outside bring in natural light and, depending on an apartment's orientation, views toward the sea, the circuit or the city. Some apartments, particularly on higher floors and depending on orientation, look out over the Mediterranean, the Grand Prix circuit or the surrounding Golden Square. Several also come with balconies or terraces, their size and outlook varying by layout.

Hotel-style amenities

The building offers a private outdoor pool, a fitness room, secure underground parking and round-the-clock concierge service. The Cipriani Monte-Carlo restaurant occupies part of the ground floor, alongside the Club des Résidents Étrangers de Monaco, based within the residence.

A sought-after Golden Square address

Le Mirabeau sits a short walk from the luxury boutiques of avenue des Beaux-Arts, the Japanese Garden, the Opéra de Monte-Carlo and the Thermes Marins. Larvotto beach also stays within walking distance, roughly ten minutes depending on the starting point.

That mix of Golden Square social life and coastal proximity largely explains the tower's lasting reputation among an international clientele.

The property market at Le Mirabeau

Le Mirabeau sits within the Golden Square market, where industry professionals cite indicative levels often ranging between €70,000 and €90,000 per m² for the most sought-after addresses, sometimes higher for certain apartments. These figures reflect market estimates, with each apartment's value depending heavily on its floor, orientation and the extent of its renovation.

The limited number of units, just 40 following the building's conversion, adds to its selective standing within the Golden Square.

Le Mirabeau remains a distinctive Golden Square address, where hotel history, modernist architecture and sought-after views come together within a single tower.
